Building Permits
Most building projects, renovations, demolitions and removals in Australia will
require a building permit.
What is a building permit?
A building permit is written approval from a registered surveyor that
confirms your building project meets your state€s building regulations.
Do I need a building permit?
While most building projects require a permit, smaller jobs like freestanding
sheds, pergolas and small fences may not.
Regulations differ between states, so always check with your local council to
see if a permit is required for your specific project.

Obtaining a building permit
Your building contract will specify whether
you or the builder is responsible for getting a permit. Generally, it's easier to leave
this up to your builder, but if you choose to do it yourself you'll need to:
- Talk to your council about zoning, restrictions and any energy-efficiency
requirements.
- Draw up draft plans with your builder or architect.
- Talk to your neighbours about your plans. In some case you will need
their approval to get a permit.
- Present your draft plans to the council and take any feedback on board.
- Lodge your finalised application with your council.
Your council might take some time to process the application, but if it's all in
order you will be issued with a building permit and can start contruction.
Appealing a rejected building permit
If your application is rejected, you have the right to appeal. Before you do,
consult a town planner to make sure you actually have a case.
Inspections and approval
Once you've got a permit, a building surveyor will inspect your site at various
stages of your development to ensure it meets the permit€s requirements. You will
also need an inspection when the work is completed.
Planning Permits
A planning permit is a separate document relating to what your land is used
for. Check with your local council to see if you need a planning permit for your
project.
